Costs vary by property size and whether you qualify for government funding. Here's what to expect for private installation across North East England.
If you don't qualify for government funding, or prefer to pay privately, typical costs for mineral wool loft insulation (270mm depth) in North East England are as follows:
| Property Type | Typical Cost Range |
|---|---|
| 1-2 bedroom flat (partial loft) | £200 – £400 |
| 2 bedroom mid-terrace | £300 – £500 |
| 3 bedroom semi-detached | £400 – £700 |
| 3-4 bedroom detached | £500 – £900 |
| Bungalow | £400 – £800 |
| Large detached (5+ bed) | £800 – £1,500+ |
Prices are for a full installation to 270mm depth in an accessible loft. Harder-to-access lofts and larger properties cost more. We provide fixed quotes after survey.
Loft insulation may be fully funded if you receive certain benefits or live in a low-income household. The ECO4 scheme (Energy Company Obligation) funds insulation improvements for eligible households.
Qualifying benefits include Universal Credit, Pension Credit, Child Tax Credit, Working Tax Credit, Income Support, Housing Benefit and others. We assess eligibility at the survey stage.
The main cost driver. A larger loft requires more material and more time. A standard 3-bed semi has roughly 40–50m² of loft floor area; a large detached house may have 70–90m².
Obstructions like water tanks, water pipes, hatch size and headroom all affect installation time. Very low-pitched roofs or unusually laid-out lofts take longer.
If your loft already has some insulation, a top-up is less expensive than a full installation. If existing insulation is contaminated or compressed, removal may be needed first.
270mm is the current recommended minimum. Some properties may benefit from greater depth. More material = higher cost, but also greater savings on bills.
Properly installed loft insulation typically saves between £120 and £165 per year on heating bills for a semi-detached house (Energy Saving Trust estimates). For a private installation costing £500, the payback period is typically 3–4 years.
Loft insulation also increases the thermal comfort of the property, reduces condensation risk in the loft space and can contribute positively to an Energy Performance Certificate (EPC) rating — relevant for property sales and rental compliance.
Top-up vs full installation: If your loft already has 50–100mm of insulation, a top-up to 270mm is often the most cost-effective option. We'll assess the existing insulation and advise whether topping up is appropriate or whether the existing material needs to be removed first.
