Typical costs for cavity wall insulation removal by property type, plus the factors that affect the final price. We provide fixed quotes after survey — no hidden costs.
Cavity wall insulation removal (extraction) costs vary depending on property size, insulation type and access. The table below shows typical ranges for North East England — actual prices depend on a survey of your specific property.
| Property Type | Typical Cost Range |
|---|---|
| Mid-terrace house | £1,200 – £2,000 |
| End-terrace house | £1,500 – £2,500 |
| Semi-detached house | £1,500 – £3,000 |
| Detached house | £2,000 – £4,500 |
| Bungalow | £1,200 – £2,500 |
| Large detached / unusual shape | £3,500+ |
We provide fixed-price quotes after our survey. The quote you receive before work starts is the price you pay. No day-rate surprises.
Camera inspection of the cavity to confirm condition and plan the extraction.
All insulation material removed from the cavity using industrial vacuum equipment.
Detailed report documenting cavity condition, insulation state and work carried out. Suitable for insurance claims.
Access holes are repointed or filled. Property left in a clean condition.
The larger the property, the more external wall area and the more access holes, equipment time and disposal involved. A detached four-bedroom house costs significantly more than a mid-terrace.
EPS (polystyrene) bead is the easiest to extract — it vacuums out cleanly. Mineral wool and blown fibre require more effort. Foam injections are the most complex and expensive to remove.
Two-storey properties require access holes at height. If scaffolding is needed (some properties have difficult access), this adds cost. We'll identify access requirements at the survey stage.
If your cavity wall insulation was installed under a government-funded scheme (ECO, CERT, CESP or similar), and has failed due to incorrect installation or unsuitable property assessment, you may be able to recover some or all of the removal cost through:
Our survey report is designed to be detailed enough to support any of these claims.
Important: Pursuing a compensation claim does not always mean the original installer covers the cost of removal. In many cases, homeowners pay for removal themselves and pursue compensation separately. We can advise on this during the survey.
